Your First Home: A First-Time Buyer’s Guide to Getting on the Ladder in East Sussex
Published by Ashton Stripp | Battle
If you’ve been trying to buy your first home in East Sussex and wondering whether it’s ever going to happen, you’re not alone. Between rising living costs, expensive properties and saving a deposit whilst paying rent, getting onto the property ladder can feel out of reach, especially without help from family.
That’s why the government’s newly announced Your First Home scheme has attracted attention. It won’t suit everyone, but for some first-time buyers, it could make home-ownership more achievable. Here’s what we know so far.
What Is the ‘Your First Home’ Scheme?
Your First Home is a proposed government-backed equity loan scheme for first-time buyers in England, similar in principle to the former Help to Buy Equity Loan.
Under the proposals:
You save a minimum 2.5% deposit.
The government provides a 20% equity loan.
You take out a mortgage for the remaining 77.5%.
The equity loan has an initial interest-free period.
The property must be a new-build from a participating developer.
By reducing the deposit and mortgage needed, the scheme could help buyers who have a reliable income but struggle to save whilst renting.
Crucially, the government’s contribution is a loan, not a grant. It will need to be repaid, and the detailed repayment and interest terms have yet to be confirmed.
Why Does It Matter in East Sussex?
Battle, Hastings, Bexhill and Rye offer a wonderful mix of countryside, coast and community. But buying here isn’t always straightforward.
According to HM Land Registry, the average East Sussex property cost approximately £317,000 in July 2026. For someone working locally finding a suitable home and saving a deposit can be a significant challenge.
A scheme that reduces both the upfront savings and mortgage required could therefore make a genuine difference, particularly for buyers without the "Bank of Mum and Dad".
Let's Look at the Numbers:
Imagine buying an eligible new-build home in East Sussex for £280,000.
Without the scheme:
5% deposit: £14,000
Mortgage required: £266,000
With Your First Home, based on the proposed terms:
2.5% deposit: £7,000
20% government equity loan: £56,000
Mortgage required: £217,000
That’s £7,000 less to save upfront and £49,000 less to borrow through a mortgage. Depending on your mortgage rate and circumstances, this could noticeably reduce your monthly repayments.
Of course, buyers would still need to pass affordability checks and budget for legal fees, moving costs and future equity loan repayments. These figures are illustrative, not a mortgage offer.
What's the Catch?
We believe in giving buyers the full picture, not just the appealing bits.
The biggest limitation is that the scheme is restricted to new-build homes sold by participating developers. If you’ve been dreaming of a Victorian terrace in Hastings or a character cottage near Battle, it won’t help you purchase that particular property.
New-build availability also varies across East Sussex, and some developments can carry a price premium as well as regular management fees for the estate. There will also be household income limits and local property price caps, although the government has not yet published the figures.
It’s worth thinking carefully about the longer term, too. You’ll be building equity as you repay your mortgage, but an equity loan is another financial obligation to account for when you eventually sell or move.
For some buyers, though, a new-build could be a useful first step rather than a forever home.
When Can You Apply?
The scheme was announced in September 2026, with further details expected at the October 2026 Budget. The government has not yet confirmed the opening date, final eligibility requirements or full loan terms.
That doesn’t mean you can’t start preparing.
What Can First-Time Buyers Do Now?
Speak to a mortgage adviser. Understand how much you could borrow, check your credit record and find out which documents you’ll need.
Keep saving. A 2.5% deposit is smaller, but it’s still a significant amount. Remember to allow for purchasing costs too.
Consider other schemes. Shared Ownership is already available for eligible buyers. You purchase a share of a home and pay rent on the remainder. The existing First Homes scheme is another option, offering qualifying buyers discounted properties, although it works differently from Your First Home.

What About Homeowners and Landlords?
Although Your First Home is limited to new-build properties, it could still be good news for the wider East Sussex property market.
For homeowners, helping more first-time buyers onto the ladder could encourage more movement in the market over time. After all, a first home isn't always a forever home. As these buyers eventually look for something bigger or with a little more character, they could bring fresh demand for existing properties across Battle and the surrounding areas.
Landlords may also want to watch whether improved access to home-ownership affects demand from renters over time. It’s too early to predict a significant change, but it’s worth keeping an eye on.
It's still early days, but anything that makes buying a home more achievable could be a welcome boost for the local property market.
